Spain Sets January 2027 Deadline for Rental Agency Invoicing Software

Spanish rental agencies and property management companies have a little over three months left to sort out their invoicing software before the country's VeriFactu rule starts biting. A Spanish billing-software provider, Beroni, has begun briefing travel agencies on the change, but the deadlines apply far more broadly: any business issuing invoices in Spain, including short-term rental agencies and management companies, needs a compliant system in place on time.

What VeriFactu actually changes

VeriFactu is the invoicing system created under Spain's 2021 anti-fraud law and its 2023 implementing decree. It requires billing software to generate invoice records that either get sent to the national tax agency, the Agencia Tributaria, in near real time, or are held ready for inspection with a verifiable digital signature and QR code. The point is to close the gap that let some businesses run parallel, unrecorded invoicing on the side. Software that doesn't meet the technical spec stops being legally usable for issuing invoices once a business's deadline arrives.

Two deadlines, not one

Companies taxed under Spain's Impuesto sobre Sociedades, meaning most incorporated property management firms and rental agencies, must have adapted systems running by January 1, 2027. Self-employed operators and other individual taxpayers, a category that covers plenty of smaller rental businesses and independent hosts who invoice under their own name rather than through a company, get until July 1, 2027. Both dates were pushed back from the original 2025 schedule after the tax agency delayed the technical rollout, so operators who assumed this was already settled should check the current dates rather than rely on what they read a year or two ago.

Why rental operators should move now, not later

Any Spanish agency or manager that invoices owners for commission, or bills guests directly for stays outside the platforms, needs to confirm with its billing or property management software vendor that a VeriFactu-certified update is coming, and when. Vendors are already using the run-up to push updates and, in cases like this one, run outreach campaigns aimed at getting client businesses to start testing early rather than scrambling in December 2026. For agencies still invoicing through spreadsheets or generic accounting tools with no fiscal update planned, the honest move is to start shopping for a certified alternative now, since a three-month runway is not much room to migrate live billing records without errors.
